- • Perform daily loan support for employees via ticketing system, phone, email, and in-person communication to address underwriting and income scenario-based questions.
- • Review and respond to income calculation and documentation inquiries while maintaining comprehensive knowledge of investor income guidelines.
- • Calculate income for loan applicants using diverse sources including self-employment, asset depletion, bank statement qualification, debt-service-ratios, wage earnings, capital gains, and rental income.
- • Analyze complex income documentation such as personal and business tax returns (1040, 1120-S, 1065, 1120), audited/unaudited profit and loss statements, balance sheets, and rental income records to determine qualifying income.
- • Determine business liquidity and income eligibility per investor-specific guidelines for Non-QM and jumbo/non-agency loan products.
- • Interpret and apply IRS income filing forms and associated schedules to underwriting qualification standards.
- • Analyze underwriting scenarios and recommend alternative loan options with different investors when appropriate.
- • Create and maintain technical documentation, “how-to” guides, FAQs, and system references to support team and departmental knowledge.
- • Track all tasks, activities, and time spent within the ticketing system to ensure compliance with expected turn-times.
- • Participate in Underwriting Department, Regional, and Sales calls, and lead meetings as required.
- • Assist in training Loan Officers and Loan Processors on income calculation methods and investor guidelines.
- • Collaborate with cross-functional teams to ensure accurate and timely loan processing and underwriting support.
- • Maintain up-to-date knowledge of essential underwriting policies, investor requirements, and industry best practices.
- • Hold and maintain all applicable underwriting designations and credentials.
- • Promote risk-awareness and adhere strictly to compliance standards, including anti-money laundering and sanctions regulations.
- • Ensure all income calculations and documentation reviews are conducted in alignment with federal, state, and investor-mandated regulatory requirements.
- • Support company-wide initiatives focused on efficiency, accuracy, and customer satisfaction across the wholesale lending pipeline.
- • Adapt to evolving investor guidelines and internal underwriting protocols to maintain consistent loan approval standards.
- • Communicate complex income scenarios clearly to Loan Officers, Processors, and Underwriters to ensure informed decision-making.
- • Remain current on changes to tax forms, income verification methods, and Non-QM product structures affecting loan qualification.
