Your precision and speed turn weeks of underwriting, processing, and negotiation into a seamless, on-time closing that borrowers remember for life.
- • Review every loan file end-to-end—closing package, title, insurance, appraisal, compliance checklists, and investor overlays—within 24 hours of receipt. Flag discrepancies, missing endorsements, or tolerance violations early so they never reach the closing table.
- • Generate and deliver TRID-compliant Closing Disclosures that hit the three-day waiting window exactly, balancing borrower transparency with rate-lock deadlines. You’ll own version control, redisclosure triggers, and fee-tolerance audits to keep every file CFPB-bulletproof.
- • Build and maintain a dynamic closing pipeline of 40–60 loans, sorted by funding date, investor cut-off, and signing location. Use color-coded dashboards in Encompass to spot bottlenecks at a glance and re-prioritize instantly when a borrower’s employer letter arrives late on a Friday afternoon.
- • Partner daily with Processors, Underwriters, and Funding to solve last-minute curveballs—think condo questionnaires stuck in legal review or wire instructions that changed overnight. Your calm, solution-oriented Slack messages and Zoom huddles keep everyone aligned and stress low.
- • Communicate directly with closing agents, realtors, and borrowers to confirm final cash-to-close, settlement locations, and notary availability. You’ll send personalized closing reminders, answer “Where do I wire the money?” questions, and ensure mobile notaries arrive with the right package in hand.
- • Execute document generation in Encompass, DocMagic, or vendor portals, ensuring note, mortgage, and riders match program guidelines (Conventional, FHA, VA, USDA, Non-QM). You’ll QC vesting, legal descriptions, and MERS numbers before anything is printed or e-signed.
- • Reconcile final fees line-by-line against the CD, title invoice, and escrow instructions. You’ll catch an $18 overnight fee that ballooned to $180 and get it corrected before the borrower signs, protecting both savings and NPS scores.
- • Monitor post-closing conditions and trailing documents (recorded mortgage, final title policy, insurance binder) to ensure warehouse banks release purchase funding within 24 hours. Your follow-up keeps warehouse lines free and company liquidity healthy.
- • Drive continuous improvement: log recurring defects, propose workflow tweaks, and pilot new checklists that shave minutes off each file. Your ideas have already cut redisclosure volume by 12%—and we’re counting on you to push further.
- • Stay ahead of regulatory change. When FHA updates its 4000.1 handbook or a state enacts new remote-notary rules, you translate the jargon into bullet-point action items for the team within 48 hours.
