- • The Operating Engineer ensures the efficient operation and maintenance of mechanical, electrical, and plumbing systems for assigned properties, playing a critical role in maintaining safe, functional, and comfortable environments for occupants while supporting property value and operational continuity.
- • Day-to-day responsibilities include performing plumbing, electrical, and HVAC tasks; maintaining heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV systems, and air distribution; monitoring and adjusting mechanical/pneumatic equipment, control gauges, valves, thermostats, and diffusers; verifying field conditions and conducting repairs; monitoring energy management; repairing doors, ceilings, hand railings, floors, and plumbing fixtures; performing preventive maintenance per C&W standards, including filter changes, coil cleaning, condenser flushing, bearing lubrication, belt inspection, pulley alignment, and water treatment monitoring; inspecting engine room, fan room, cooling tower, motors, electric rooms, generators, fire and sump pumps; replacing lamps and fixtures; verifying emergency exit signs and lights are operational; ensuring clear access to emergency exits; conducting fire and life safety inspections per NFPA and local codes; documenting and reporting activities; responding immediately to emergencies (fire, evacuation, equipment failure); complying with all applicable codes, regulations, and company directives; completing required C&W Safety Training annually; and adhering to the C&W Uniform Dress Code.
- • The role is part of Cushman & Wakefield, a global leader in commercial real estate services, where the Operating Engineer contributes to a team dedicated to delivering excellence in property operations across diverse client sites, including virtual and remote locations in the USA, with a focus on safety, reliability, and service quality.
- • In this role, the individual will deepen technical expertise in building systems operations, gain hands-on experience with energy management and preventive maintenance protocols, develop emergency response capabilities, and strengthen compliance and safety practices—positioning them for advancement into senior engineering, lead technician, or supervisory roles within facilities management.
🎯 Requirements
- • High School Diploma or GED equivalent; graduation from an apprentice program or trade school preferred.
- • 5+ years of related work experience operating mechanical, electrical, and plumbing systems in a commercial property setting.
- • Appropriate trade license or permit as required (e.g., Journeyman or Master Electrician, Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator).
- • Valid driver’s license with a good driving record and periodic checks where applicable.
- • Basic computing skills in Outlook, Excel, and Word.
- • Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems.
- • Knowledge of energy management systems, techniques, and operations.
- • Thorough knowledge of all building systems operations, maintenance, and repair.
