- • Be the linchpin that turns months of red tape into days of decisive action. As our Los Angeles–based Project Manager, Permitting, you will own the permitting lifecycle for marquee apartment complexes, retail roll-outs, data centers, and mixed-use developments across the region. Your day-to-day mission is to compress timelines, eliminate surprises, and give builders the confidence to break ground faster than ever.
- • Own a portfolio of 15–25 concurrent permits—from initial intake to final sign-off—spanning new construction, tenant improvements, change-of-use, and solar installations. You’ll map every jurisdiction’s quirks, deadlines, and fee schedules, then translate that knowledge into clear, step-by-step playbooks that clients can trust.
- • Act as the primary point of contact for national developers, boutique architects, and Fortune 500 retailers. You’ll run weekly steering calls, field ad-hoc questions, and translate complex code language into plain English so stakeholders always know exactly where they stand and what comes next.
- • Cultivate deep, reciprocal relationships with plan-check engineers, zoning administrators, fire marshals, and public-counter staff in Los Angeles, Beverly Hills, Santa Monica, Culver City, and beyond. Your credibility will open doors, expedite reviews, and surface early warnings when policies shift.
- • Anticipate and neutralize roadblocks before they derail schedules. Whether it’s a missed geotechnical report, an unmarked utility conflict, or a newly adopted ADU ordinance, you’ll flag risks, propose solutions, and negotiate revised timelines with both the city and the client.
- • Translate on-the-ground friction into product insight. You’ll file structured feedback to our engineering and product teams so that Pulley’s platform evolves in lockstep with real-world permitting pain points—turning your daily learnings into features that benefit every future project.
- • Continuously refine internal SOPs. You’ll pilot new checklists, automate routine emails, and build reusable templates that let the entire permitting team scale without sacrificing quality or speed.
- • Champion data-driven decision making. You’ll maintain dashboards that track submission-to-approval velocity, fee variance, and inspector availability—then share actionable trends with leadership to guide hiring, training, and market expansion.
- • Mentor junior coordinators and interns. Your coaching will shorten their ramp-up time and multiply the team’s overall throughput, ensuring that Pulley can take on more ambitious projects without missing a beat.
- • Represent Pulley at industry meet-ups, code hearings, and municipal advisory boards. Your voice will shape the next generation of building standards while positioning Pulley as the go-to authority on fast, compliant permitting.
🎯 Requirements
- • 6+ years of hands-on experience in architecture, construction management, or municipal/private permitting within Los Angeles County
- • Demonstrated fluency in LADBS, L.A. Fire Department, and surrounding city building codes, zoning ordinances, CEQA triggers, and entitlement processes
- • Proven ability to manage 15+ concurrent projects without missing critical deadlines or budgets
- • Exceptional stakeholder communication—comfortable presenting to C-suite executives, city plan-checkers, and field superintendents alike
- • Tech-savvy: proficiency with project-management suites (Asana, Monday, Procore), PDF markup tools, and a quick study for new SaaS platforms
