Hire Hangar is seeking an experienced Property Management Coordinator to become the operational backbone for a US residential property portfolio. You will play a crucial role in maintaining the smooth day-to-day functioning of the portfolio, ensuring that every aspect from lease administration to maintenance and rent collection is handled with precision and professionalism. • In this role, your daily responsibilities will be multifaceted and critical to the success of the property portfolio. You will be instrumental in managing the entire rent collection lifecycle, which includes meticulously tracking payments, proactively following up on any late payments to ensure timely revenue, and maintaining an accurate and up-to-date ledger of all financial transactions. Furthermore, you will serve as the central point of coordination for all maintenance requests. This involves receiving requests from tenants, liaising effectively with a network of vendors and contractors to schedule and oversee repairs, and ensuring that all maintenance issues are resolved promptly and to the satisfaction of all parties involved. Your communication skills will be put to the test as you act as the primary point of contact for tenant inquiries, addressing concerns, resolving disputes, and providing clear, concise information regarding their tenancy.
• A significant part of your role will involve comprehensive lease administration. This includes the careful drafting of new leases, managing the renewal process for existing tenancies, and diligently tracking all critical lease dates to prevent any lapses or oversights. You will also be responsible for coordinating the entire move-in and move-out process for tenants. This entails scheduling and conducting property inspections, ensuring all necessary documentation is completed accurately, and preparing units for new occupants or finalizing them after a tenant departs. Maintaining meticulous property records is paramount; you will be responsible for keeping tenancy files, property details, and all relevant reporting up-to-date within the designated property management software, ensuring data integrity and accessibility.
• Additionally, you will actively support vacancy management efforts. This involves coordinating the listing of vacant properties, responding to leasing inquiries, and facilitating the process of attracting and onboarding new tenants. A key aspect of your proactive approach will be to identify potential issues within the portfolio and promptly flag them to property owners, providing them with timely updates and escalating any time-sensitive matters that require their immediate attention or decision-making. Your ability to anticipate needs and communicate effectively will be highly valued.

🎯 Requirements

• Experience in property management operations, specifically supporting US residential portfolios.
• Solid working knowledge of core property management functions including rent collection, maintenance coordination, tenant management, and leasing.
• Experience working within US property management software such as AppFolio, Buildium, Yardi, or similar.
• Strong written and verbal communication skills in a tenant and client-facing environment.
• Must have prior remote work experience, be fluent with remote collaboration tools and platforms (such as Slack, Zoom, Google Workspace, Asana, or similar), and have ideally worked with US-based companies.
