- • Your primary responsibility will be the meticulous preparation and delivery of accurate financial reports on a monthly, quarterly, and annual basis for assigned strata plans. This involves a deep dive into financial data, ensuring all figures are precise and reflect the true financial standing of each property.
- • A core component of this role is the development and maintenance of sophisticated Excel spreadsheets. You will be expected to utilize intermediate to advanced Excel functionalities, including pivot tables, VLOOKUPs, complex formulas, and conditional formatting, to facilitate robust financial tracking, perform critical reconciliations, conduct thorough variance analyses, and generate comprehensive reports.
- • You will be instrumental in the annual budgeting process, accurately entering levy schedules and expenditure forecasts into relevant systems. This requires a keen understanding of each strata plan’s unique financial requirements and adherence to established timelines.
- • For new properties or those transitioning from previous management, you will be responsible for setting up and managing opening balances and establishing complete financial records, ensuring a seamless handover and accurate financial commencement.
- • The role demands a strong grasp of accounting principles, including the preparation and posting of journals for accruals, adjustments, and reconciliations, all in strict accordance with Australian accounting standards. This ensures compliance and financial accuracy.
- • You will manage the processing and reconciliation of supplier invoices, a task that requires vigilance in ensuring compliance with strata budgets and adherence to stringent financial controls. This safeguards the financial resources of the properties under your management.
