📋 Description
- • Examines chain of title for commercial and industrial properties, analyzing legal ownership and restrictions using public records.
- • Performs complex title examinations on multi-million dollar commercial properties that may require days or weeks to complete.
- • Abstracts and analyzes recorded documents including leases, subleases, acreage details, liens, judgments, easements, vital statistics, plot books, and map books.
- • Determines the legal condition of property titles and verifies the completeness and accuracy of legal descriptions for title orders.
- • Writes title products based on interpretation and application of procedural and underwriting guidelines.
- • Provides underwriting interpretation within established company policies and state-specific requirements.
- • Acts as a subject matter resource to less experienced title examiners on complex commercial title issues.
- • Maintains knowledge of Florida-specific title laws, regulations, and recording practices.
- • Conducts title examinations across multiple states, requiring familiarity with varying state licensing and compliance requirements.
- • May interact directly with clients or agents to clarify title issues or provide documentation summaries.
- • Ensures high-quality output with strong attention to detail, accuracy, and compliance in all title examination tasks.
- • Uses advanced Microsoft Office skills to manage documentation, reports, and communication related to title orders.
- • Reads, interprets, and deciphers complex legal descriptions found in deeds, plats, and other title-related instruments.
- • Maintains compliance with state licensing requirements across all jurisdictions where business is conducted.
- • Completes assignments involving multi-site commercial properties with intricate title histories and overlapping interests.
- • Adapts to varied and complex title orders requiring deep expertise in commercial real estate title law and documentation.
- • Performs other duties as assigned to support team objectives and operational needs.
