- • Serve as the primary neutral liaison between buyers, sellers, lenders, brokers, and attorneys on high-liability, multi-site commercial real estate transactions spanning all 50 states. You will orchestrate every phase of the escrow lifecycle—from initial file setup through final disbursement—while safeguarding First American’s reputation and minimizing enterprise risk.
- • Establish new commercial escrow accounts in our FAST operating system, meticulously validating file data, wiring instructions, tax ID numbers, and entity authority documents. You will maintain strict adherence to underwriter guidelines, state regulatory mandates, and internal risk controls, ensuring each file is audit-ready at any moment.
- • Manage and safeguard millions of dollars in closing proceeds, construction holdbacks, and lender reserves. Daily tasks include initiating same-day wires, ACH transfers, and cashier’s checks, then reconciling accounts to the penny. You will prepare daily cash reports and liquidity forecasts so treasury can optimize corporate cash positions.
- • Review complex purchase and sale agreements, loan commitments, SNDAs, estoppel certificates, and construction loan agreements to extract critical escrow instructions. Translate legal verbiage into concise, actionable checklists for title curative teams, underwriters, and outside counsel, ensuring every contingency is satisfied prior to closing.
- • Prepare and balance the ALTA Settlement Statement, including sophisticated prorations for real estate taxes, CAM charges, percentage rent, and ground lease obligations. You will model multiple closing scenarios in Excel to illustrate the financial impact of last-minute contract amendments or re-allocations of closing costs.
- • Coordinate simultaneous signings across multiple time zones, leveraging DocuSign, remote online notarization (RON), and mobile notary networks. You will quarterback last-minute document revisions, arrange for same-day recording, and confirm that all original wet-ink documents are returned for post-closing imaging within 24 hours.
- • Process post-closing construction draw packages—often exceeding 500 pages—by validating lien waivers, sworn statements, and inspection reports. You will disburse funds only after confirming that all statutory notices have been served and that the project remains in balance with the approved budget and schedule.
- • Produce proactive status reports, pipeline dashboards, and exception trackers for agents, lenders, and internal leadership. Your data-driven insights will enable senior management to anticipate bottlenecks, reallocate resources, and uphold First American’s industry-leading turn-time metrics.
- • Act as an informal escrow mentor within our remote-first team, sharing best practices for FAST shortcuts, regulatory updates, and fraud-prevention tactics. While you will have no direct reports, your influence will shape the next generation of Commercial Escrow Officers across the Agency Division.
- • Continuously evaluate emerging technologies—AI-driven document extraction, blockchain-based title records, and e-closing platforms—to recommend process improvements that enhance speed, accuracy, and customer delight. Your voice will directly inform First American’s multi-year digital transformation roadmap.
