📋 Description
- • Manages complex and high-dollar-value real estate escrow transactions with depth of experience, recognizing and navigating transactional complexities.
- • Establishes and maintains escrow accounts by depositing funds and accurately maintaining all related financial records.
- • Completes real estate escrow transactions by determining closing requirements through analysis of buyer, seller, and lender instructions.
- • Orders and reviews title reports to issue title insurance, identifies and resolves title defects, liens, and encumbrances against property or principals.
- • Prepares and reviews all closing documentation, including forms, statements, and legal instruments, ensuring completeness and regulatory compliance.
- • Calculates and prorates property taxes, interest, and other financial obligations in accordance with closing instructions.
- • Assembles closing packages, reviews documents with all parties, explains provisions and procedures, answers questions, and secures required signatures.
- • Completes closings by recording and filing legal documents with appropriate authorities and distributing final closing statements and title documents.
- • Balances and disburses escrow funds in full compliance with company policy and state regulatory requirements.
- • Ensures adherence to all applicable state and federal regulations, enforcing compliance across all transactional activities.
- • Maintains up-to-date knowledge of escrow practices by participating in continuing education, reading industry publications, and engaging with professional organizations.
- • Utilizes Microsoft Office applications to prepare reports, correspondence, and transactional documentation.
- • Demonstrates strong client relations skills when interacting with real estate buyers, sellers, agents, brokers, and lenders.
- • Maintains a high level of attention to detail and professionalism while handling confidential financial and personal information.
- • Applies mathematical skills to calculate discounts, interest, commissions, proportions, percentages, area, circumference, and volume accurately.
- • Communicates effectively with diverse stakeholders, including presenting information clearly to groups of customers or internal teams.
- • Operates independently as a neutral liaison between all parties involved in real estate transactions, ensuring fairness and adherence to policy.
- • Handles multiple concurrent transactions with strong organizational skills and prioritization under pressure.
