📋 Description

• TIH Insurance Services, LLC is seeking a highly self-motivated, detail-oriented, and experienced Commercial Reader for North Carolina and South Carolina to join a leading title insurance agency. This role is critical in ensuring accurate title clearance for commercial and residential real estate transactions, directly supporting the company’s mission to deliver reliable title insurance services with precision and integrity.
• The Commercial Reader will serve as a key expert in examining title documents, identifying risks, and resolving title defects to enable smooth closings, making this position essential to maintaining the company’s reputation for excellence in title insurance underwriting and risk mitigation.
• Day-to-day responsibilities include reading, reviewing, and analyzing abstracts to determine vesting information and identify liens, judgments, and encumbrances affecting title for NC and SC commercial and residential files.
• The role involves examining contracts, deeds, mortgages, subordinations, probate, trust, organizational documents, easements, covenants and restrictions, divorce decrees, court records, and other necessary documents to clear title and ensure marketability.
• The Commercial Reader will analyze covenants & restrictions and municipal searches to assess their impact on title and property use, requiring a deep understanding of local land use laws and regulations.
• Plotting metes and bounds descriptions and applying knowledge of surveys is a core function to verify property boundaries and legal descriptions accurately.
• Completing curative requests to resolve prior chain of title issues is essential to clearing defects and ensuring insurability of title.
• The role demands meticulous attention to detail when handling confidential client information, managing multiple files simultaneously, and maintaining high levels of accountability in a fast-paced environment.

🎯 Requirements

• 10+ plus years of experience as a SC & NC Commercial Reader
• Strong knowledge of Title Insurance principles, practices, and underwriting requirements
• Proficiency with SoftPro Select is a plus
• Excellent time management and organizational skills
• Outstanding work ethic with ability to thrive in both team-oriented and self-directed environments
• Detail-oriented and professional; capable of handling highly confidential information with integrity
• High level of accountability and customer service orientation
• Creative problem-solving skills and effective written and verbal communication abilities
• Ability to work in a fast-paced environment and manage multiple tasks simultaneously
