- • As a Compliance Specialist at Zippymh LLC, you will play a critical role in ensuring the company’s manufactured home lending and servicing operations remain fully compliant with evolving state and federal regulations, directly supporting Zippy’s mission to make home financing simple, fast, and accessible for underserved markets.
- • You will be responsible for monitoring regulatory changes, conducting impact assessments, and leading cross-functional compliance initiatives that safeguard the company’s integrity while enabling innovation in the chattel lending space.
- • Day-to-day, you will stay current on federal and state regulations affecting manufactured home loan origination and servicing, assess their impact on internal policies, and recommend timely updates to ensure ongoing compliance.
- • You will coordinate compliance-related projects from initiation to completion, collaborating with legal, lending, servicing, and technology teams to implement changes efficiently and document all steps for audit readiness.
- • You will conduct in-depth research on regulatory developments, industry trends, and peer best practices, analyzing current policies and procedures to identify gaps and propose data-driven enhancements.
- • You will draft, revise, and maintain comprehensive compliance policies and procedures, ensuring they align with regulatory requirements and support Zippy’s operational goals and risk tolerance.
- • You will assist in preparing for and responding to regulatory examinations and audits by organizing documentation, compiling reports, and serving as a liaison between Zippy and examining authorities.
- • You will support licensing efforts by helping prepare and submit company and employee license applications through NMLS and other state systems, and assist with ongoing maintenance, renewals, and reporting obligations.
- • You will help prepare and submit the NMLC Mortgage Call Report and other required regulatory filings, ensuring accuracy, timeliness, and completeness in all submissions.
- • You will partner with internal stakeholders to deliver clear, actionable guidance on complex regulatory requirements, translating legal language into practical operational steps for teams across the organization.

🎯 Requirements
- • 3+ years of experience in mortgage lending and/or servicing compliance or risk management, preferably within the manufactured home or chattel lending sector.
- • Strong knowledge of federal and state regulations governing mortgage lending, servicing, and licensing, including familiarity with NMLS, HMDA, TILA-RESPA, and state-specific lending laws.
- • Proven ability to conduct regulatory research, analyze policy gaps, and develop or revise compliance policies and procedures with clarity and precision.
- • Excellent project management skills, including experience coordinating cross-functional initiatives, tracking timelines, and ensuring audit-ready documentation.
- • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook) for drafting reports, managing data, and presenting findings.
- • Excellent written and verbal communication skills, with the ability to explain complex regulatory concepts to non-technical audiences.
