- • Lead environmental due diligence on greenfield and brownfield data center sites, including Phase I and Phase II Environmental Site Assessments (ESAs) to determine site viability before capital commitment.
- • Own threatened and endangered species (T&E) compliance: commission biological surveys and habitat assessments, execute ESA Section 7 and Section 10 consultations with USFWS and NMFS, and deliver Biological Assessments, Habitat Conservation Plans, and incidental take coverage to prevent schedule delays from listed-species constraints.
- • Develop and execute site-specific environmental permitting strategies across multiple U.S. states, securing CWA Section 404, NPDES, groundwater, and wastewater discharge permits on aggressive project timelines.
- • Quarterback environmental requirements across Development, Design, Legal, Risk, Power, Water, and Construction teams to embed natural-resource and operational constraints into site layouts before they become critical-path risks.
- • Lead regulatory agency negotiations and community engagement efforts to secure permits and protect regional development strategy, ensuring alignment between environmental compliance and project velocity.
- • Track and report permitting and compliance metrics portfolio-wide to provide leadership with early visibility into environmental risks before they impact critical project milestones.
- • Manage environmental consultants and contractors to ensure deliverables meet regulatory standards and project deadlines, maintaining accountability for outcomes.
- • Navigate complex regulatory frameworks for water use, wastewater discharge, and natural resource protection in high-stakes, fast-paced data center development environments.
- • Translate multi-media environmental risks into clear, actionable decisions for site leads, legal counsel, and regulators through precise written and verbal communication.
- • Support community interactions and public engagement when site approvals depend on stakeholder alignment or public permitting processes.
- • Travel to project sites up to 25% of the time to conduct field assessments, coordinate with on-site teams, and verify compliance conditions.
- • Drive innovation in environmental permitting processes for modular, multi-GW data center campuses, integrating first-of-a-kind designs with regulatory requirements.
- • Maintain up-to-date knowledge of federal, state, and local environmental regulations impacting critical infrastructure development, particularly in high-growth regions such as TX, GA, NC, LA, MS, TN, OK, and FL.
- • Apply first-principles thinking to challenge conventional permitting approaches and deliver solutions that accelerate timelines without compromising compliance.

- • Personally delivered multi-media environmental due diligence and permitting on large-scale infrastructure projects with hands-on experience in CWA 404 and NPDES permitting.
- • Conducted Phase I and Phase II ESAs on greenfield and brownfield sites and made definitive risk assessments to determine site viability.
- • Managed threatened and endangered species compliance, including ESA Section 7/10 consultations with USFWS or NMFS and resolution of listed-species or critical-habitat constraints without schedule delays.
- • Owned environmental permitting or due diligence projects end to end, ensuring agency deadlines were met without last-minute surprises.
- • Negotiated directly with regulatory agencies and third-party consultants to secure permits on timelines considered unrealistic by industry standards.
- • Communicated complex environmental risks clearly to non-environmental stakeholders including site leads, lawyers, and regulators.
