- • As a Mortgage Closing Specialist II at Manufacturers and Traders Trust Company, you will serve as a critical intermediary, meticulously managing the collection, review, and preparation of loan information essential for the issuance of Closing Disclosures (CDs). Your role is pivotal in ensuring a seamless closing experience for all parties involved, from initial CD preparation through to the final issuance of closing documents and loan funding.
- • You will be responsible for maintaining proactive and effective communication channels with a diverse group of stakeholders. This includes customers, brokers, correspondents, settlement agents, loan officers, post-closing teams, loan delivery personnel, mortgage servicing departments, mortgage accounting, and funding teams, as well as your own colleagues. Your goal is to facilitate a smooth and efficient closing process, ensuring all deadlines are met.
- • A key aspect of your role involves collaborating with various internal departments and external organizations to procure all necessary closing-related documentation. This includes, but is not limited to, obtaining payoffs, subordinations, releases, tax information, title reports, and homeowners/flood insurance details, all of which are vital for the successful completion of a loan transaction.
- • You will conduct thorough and accurate reviews of loan files to guarantee strict compliance with all applicable State and Federal guidelines. This comprehensive review extends to homeowners insurance, flood insurance, title insurance, and tax-related documents, ensuring no detail is overlooked.
- • Proactive follow-up on rate lock expirations and document expirations is essential to prevent delays and ensure loans proceed to closing within established timelines.
- • You will meticulously review information within the system of record to confirm that accurate closing documentation can be prepared and that all required closing documents are present and correctly entered into the system.
- • Performing validation of all fees and initiating wire transfers for loan funding within the stipulated timeframes are core responsibilities. You will prepare and issue Closing Disclosures accurately and punctually, carefully reviewing applicable at-close conditions, investment requirements, and cash-back amounts.
- • You are expected to identify and report any system or closing document issues to management promptly, contributing to the continuous improvement of our processes.
- • A significant contribution will be your involvement in testing closing documents and custom enhancements for system updates, ensuring the reliability and functionality of our technological tools.
- • You will play an active role in the onboarding and technical training of new employees and contractors, sharing your expertise and helping to build a strong, knowledgeable team.
- • Assisting in the expansion and refinement of departmental instructional manuals and materials will be a valuable contribution to our knowledge base and training resources.
- • As a senior member of the team, you will support the Team Lead by answering questions, briefing peers on policy and procedure updates, and providing substantial input on day-to-day business practices, fostering a collaborative and informed work environment.
- • You will demonstrate a proven ability to excel in key skills and consistently exceed the agreed-upon objectives outlined in your Annual Performance Objectives, showcasing your commitment to high performance.
- • Adherence to applicable compliance and operational risk controls, in accordance with Company or regulatory standards and policies, is paramount. You will maintain M&T's internal control standards, including the timely implementation of internal and external audit points and addressing any issues raised by external regulators.

- • The scope of this position involves a high level of risk due to the critical importance of regulations such as TRID, High Cost, TILA, and RESPA, requiring a diligent and detail-oriented approach.
