As Brookfield Properties’ Revenue Manager you will architect, launch, and continuously refine dynamic pricing strategies that directly influence NOI, asset valuations, and investor returns. Every morning you will open LRO and BI dashboards, spot micro-market shifts, and translate data into bold pricing moves that outpace the competition.
- • Drive weekly pricing war-room calls with Regional VPs, Asset Managers, and on-site teams. Present concise, data-backed recommendations for new-lease and renewal rents, defend your assumptions, and secure buy-in within 30 minutes. Post-call, push updated rates to 10,000+ units before markets open the next day.
- • Configure and tune LRO parameters—concessions, lease-term curves, amenity premiums, occupancy floors—to reflect hyper-local demand signals and asset business plans. Build and maintain Excel/Python pricing workbooks that stress-test LRO outputs under multiple economic scenarios and feed findings into quarterly board decks.
- • Lead the revenue-management onboarding for every new acquisition and development lease-up. Within 45 days of takeover you will stand up pricing models, train site teams, set initial rents, and deliver a 90-day ramp plan that hits budgeted absorption and rent growth targets.
- • Conduct monthly competitive-set sweeps across assigned metros. Mystery-shop comps, audit online listings, and layer in amenity gap analyses to quantify true rent positioning. Package insights into two-page briefs that guide both tactical rate moves and long-term capital planning.
- • Coach and mentor a pod of 2-3 revenue analysts. Review their pricing grids, critique SQL queries, and run lunch-and-learn sessions on advanced BI visualizations. Your feedback loop will elevate team accuracy from 92 % to 98 % within two quarters.
- • Partner with FP&A and Asset Management to set annual revenue budgets, quarterly re-forecasts, and five-year disposition underwriting. Translate pricing strategy into Excel models that flow through to ARGUS and investor waterfalls.
- • Collaborate with Marketing to optimize ad spend and concession strategy. When occupancy dips below 94 %, run elasticity tests on ILS channels and recommend reallocation of up to $50 k monthly to the highest-yield sources.
- • Hit the road up to 50 % of the time—touring assets, auditing leasing practices, and running on-site revenue boot camps. Return with action-item lists that improve lead-to-lease conversion by 200 bps within 60 days.
- • Stay ahead of regulatory curveballs—rent-control statutes, eviction moratoriums, and new HUD guidance—and model their impact on renewal probability. Brief senior leadership within 24 hours of any legislative change.
- • Publish a monthly “Revenue Radar” newsletter that distills macro trends (Fed moves, job growth, housing supply pipelines) into three actionable insights for operators. Become the go-to voice that shapes Brookfield’s national narrative on rent growth.
🎯 Requirements
- • Bachelor’s degree in Real Estate, Finance, Marketing, Business, Accounting, or related field
- • 5–7 years of progressive experience in multifamily operations, financial analysis, or revenue management with quantifiable impact on rent growth and NOI
- • 3–4 years of hands-on experience configuring and optimizing LRO, REBA, YieldStar, or similar revenue-management software
- • Advanced Excel modeling skills and working knowledge of SQL, Power BI, or Tableau; ability to manipulate large data sets into concise, decision-ready insights
- • Demonstrated ability to travel up to 50 % and present to C-suite audiences
