- • As a Revenue Manager at Brookfield Properties Multifamily, you will be at the forefront of optimizing revenue performance across a dynamic portfolio of residential properties. Your primary responsibility will be to design, implement, and execute innovative lease and renewal rent pricing strategies that maximize both revenue and asset value. This role is crucial for ensuring our properties not only meet but exceed the expectations of our residents and stakeholders, aligning with Brookfield's commitment to unparalleled quality and service.
- • You will serve as a key subject matter expert in Lease Rent Options (LRO), leveraging daily pricing analysis to drive data-informed decisions. Your analytical prowess will be instrumental in identifying trends, opportunities, and potential risks within the market, allowing for agile and effective strategy adjustments.
- • A significant part of your role will involve close collaboration with the Vice President of Revenue Management, as well as Regional and Senior Operations leadership. This partnership is essential for aligning pricing strategies with overarching operational goals, market dynamics, and the strategic objectives of the company.
- • You will also play a vital role in mentoring and guiding analysts on the team. This includes providing oversight on pricing execution, refining analytical methodologies, and fostering a culture of continuous improvement. While supporting the team, you will maintain a hands-on approach to portfolio strategy, ensuring direct engagement with the core revenue-generating activities.
- • Reporting on pricing effectiveness, revenue trends, and overall portfolio performance outcomes will be a key deliverable. You will be an active user and advocate of Business Intelligence and Performance Analytics tools, utilizing them to refine strategies, enhance decision-making processes, and drive operational excellence across the portfolio.
- • **Implement and Execute Revenue Pricing Strategies:** You will be responsible for developing and deploying sophisticated rent pricing strategies for both new leases and renewals. This involves utilizing advanced pricing tools, comprehensive market data, and established industry best practices to achieve optimal revenue outcomes and enhance asset value.
- • **Lead Pricing Discussions and System Management:** Conduct weekly pricing calls with key stakeholders to review, discuss, and align on recommended pricing adjustments for new leases and renewals. You will also be responsible for configuring and meticulously managing pricing system parameters to ensure they accurately reflect asset-specific strategies and performance targets.
- • **Develop Analytical Tools and Implement Software:** Create and maintain robust pricing workbooks and analytical models. You will also lead the critical process of implementing pricing software for newly acquired properties and development projects, ensuring a seamless integration into our revenue management ecosystem.
- • **Conduct Market and Competitive Analysis:** Perform in-depth competitive set reviews and detailed amenity analyses to provide crucial insights that inform and refine pricing and revenue strategies. This deep understanding of the competitive landscape is vital for maintaining our market position.
- • **Drive Operational Excellence through Training:** Lead engaging learning sessions for site associates, reinforcing core revenue management principles. The focus will be on empowering teams to drive sales performance and create value through consistent processes and disciplined execution of pricing strategies.
- • **Onboard New Assets and Teams:** Support the integration of new assets and site teams into the Brookfield portfolio. This includes ensuring full alignment with established revenue management tools, company standards, and best practices, setting them up for success from day one.
- • **Foster Cross-Functional Collaboration:** Build and nurture strong, collaborative relationships across various departments, including Finance, Asset Management, and Marketing. This ensures shared accountability, promotes equity in decision-making, and drives the achievement of overarching business objectives.
- • **Partner with Finance and Asset Management:** Work closely with Financial Planning & Analysis and Asset Management teams to accurately forecast revenue targets, rigorously evaluate portfolio performance, and develop strategies that support asset-level value creation.
- • **Collaborate with Marketing and Technology Teams:** Partner with the Marketing team to provide data-driven recommendations on marketing spend and demand generation initiatives. Collaborate with technology and property management software support teams to ensure seamless system alignment, process integration, and adherence to revenue management best practices.
- • **Stay Abreast of Market Trends:** Continuously monitor and stay current on market regulations and evolving industry trends. This knowledge will be critical for informing and adapting data-driven pricing and revenue strategies to remain competitive.
- • **Analyze Performance and Report Findings:** Analyze key performance metrics, identify significant trends and emerging opportunities, and prepare clear, concise, and actionable reports for stakeholders across the organization. These reports will be instrumental in supporting strategic decision-making at all levels.
- • **Travel as Needed:** Travel to assigned markets up to 25% of the time to support these critical activities, providing on-the-ground insights and strategic guidance.
