📋 Description

• Perform detailed quantity takeoffs from commercial construction drawings using Xactimate, with expertise in interpreting commercial plan sets for large-scale U.S.-based projects exceeding $500K in value
• Conduct thorough plan reviews and specification analysis to identify missing information, scope ambiguities, and required clarifications prior to bid submission
• Manage the full bid lifecycle, including plan receipt, vendor and subcontractor pricing coordination, bid assembly, and final submission within established deadlines
• Serve as the primary estimator contact for national clients and general contractors, directly engaging with facility managers and sales teams to clarify scope, answer technical questions, and support the sales process
• Track active bid invitations, maintain the estimating pipeline, and coordinate with internal teams to align project requirements, timelines, and resource allocation
• Support pre-construction workflows by conducting vendor calls, preparing RFIs, compiling submittals packages, and coordinating with subcontractors and suppliers on scope and scheduling
• Provide estimating input to project managers during active projects, including analysis and pricing for change orders and scope adjustments
• Ensure accuracy and completeness of all bid documentation, adhering to client-specific formatting, compliance, and submission standards
• Interpret commercial construction drawings, specifications, and plan schedules with a high degree of precision across project types including ground-up construction, medical facilities, retail rebranding, apartment complexes, data centers, and public infrastructure
• Maintain consistent communication with U.S.-based clients and contractors in a remote, cross-timezone environment while operating on a Monday–Friday, 9:00am–5:00pm CST schedule
• Collaborate with ownership and operations teams to support company growth by contributing to bid strategy, process improvements, and scalability of estimating workflows

🎯 Requirements

• 3+ years of estimating experience in commercial construction on large-scale U.S.-based projects ($500K+)
• Proficiency with Xactimate software and demonstrated ability to read and interpret commercial construction drawings and specifications
• End-to-end experience managing the bid process from takeoff to formal submission, including vendor coordination and pre-construction workflows (RFIs, submittals)
• Proven experience engaging directly with U.S.-based clients and contractors during bidding and pre-construction phases
• Fluent English communication skills (written and verbal) with prior experience working remotely for U.S.-based construction firms
• Knowledge of commercial construction project types including medical facilities, retail, data centers, ground-up construction, and public infrastructure
