- • Lead the investment strategy and platform-level expansion for Crusoe’s global AI data center portfolio as the primary engine for physical growth.
- • Architect and execute a multi-region acquisition strategy, sourcing off-market land and power-heavy infrastructure sites tailored to hyper-scale AI workloads.
- • Lead end-to-end execution of complex transactions including negotiation of purchase and sale agreements (PSAs), long-term ground leases, and joint venture (JV) agreements.
- • Serve as the primary liaison to institutional investors, lenders, and capital partners to structure project financing and optimize the company’s cost of capital.
- • Own the underwriting process and present investment memos to executive leadership and the Board, defending financial assumptions and articulating risk-adjusted returns.
- • Overhaul and manage a rigorous due diligence process integrating real estate risk with power availability, regulatory hurdles, and tax incentive structures.
- • Build and maintain high-level relationships with brokers, landowners, utility executives, and institutional peers to position Crusoe as the partner of choice in digital infrastructure.
- • Mentor and grow a high-performing acquisitions team, establishing scalable processes and standards for a world-class investment department.
- • Bridge the gap between institutional real estate investment and mission-critical high-performance compute infrastructure with an energy-first approach.
- • Identify non-obvious acquisition opportunities in supply-constrained markets where energy cost and compute density are primary value drivers.
- • Navigate the unique nuances of energy-integrated infrastructure, including power plants, substations, and grid-scale renewable assets.
- • Communicate complex financial and technical data clearly to C-suite executives to inform strategic decision-making.
- • Ensure all acquisitions align with Crusoe’s vertically integrated AI infrastructure model, from electrons to tokens.
- • Maintain strict compliance with all legal and regulatory frameworks governing real estate, energy, and infrastructure investments.
- • Drive transaction velocity in a high-growth environment where speed-to-market is a primary KPI.
- • Manage capital deployment at scale, with a proven track record of closing individual transactions exceeding $500M.
- • Represent Crusoe in negotiations with municipal authorities and regulatory bodies to secure favorable zoning, permitting, and incentive structures.
- • Continuously evaluate emerging markets for AI infrastructure expansion based on energy availability, grid stability, and regulatory landscape.
- • Collaborate cross-functionally with engineering, operations, and finance teams to align acquisition targets with technical and operational requirements.
- • Maintain up-to-date market intelligence on global trends in AI compute demand, energy pricing, and infrastructure supply constraints.
- • Ensure all acquisition activities support Crusoe’s mission to accelerate the abundance of energy and intelligence.
🎯 Requirements
- • 15+ years of institutional real estate acquisitions, private equity, or infrastructure investment experience
- • Proven track record of closing individual transactions exceeding $500M
- • Mastery of complex joint venture waterfalls, carried interest structures, and creative financing mechanisms for large-scale development
- • Experience in energy-integrated infrastructure, including power plants, substations, or grid-scale renewables
- • Exceptional negotiation skills in highly competitive, supply-constrained markets
- • Executive presence with ability to distill complex financial and technical data for C-suite communication
