- • Builder/Architect/Engineer Expert Consultant (Part-Time Contractor) – BrainCo Inc. is seeking experienced professionals to help shape the world’s first AI-native permitting system by providing real-world insights on how building permits are prepared, submitted, reviewed, and approved across key U.S. jurisdictions.
- • Day-to-day responsibilities include walking through personal permit submission processes, using the AI product on real projects to evaluate outputs, identifying errors or gaps in AI-generated permit packages, sharing jurisdiction-specific knowledge of review workflows in Florida, Texas, or California, and advising on what constitutes a approvable versus rejected submission based on direct experience.
- • The role involves close collaboration with BrainCo’s product and go-to-market teams to ensure the AI tool reflects actual industry practices, with feedback focused on usability, accuracy, and alignment with real permitting workflows rather than technical AI explanations.
- • As a part-time advisor committing 2+ hours per week for 3–4 months (with potential extension), you will directly influence the development of an AI solution aimed at transforming manual, government-facing permitting processes through expert validation and iterative feedback.
🎯 Requirements
- • Hands-on experience preparing, submitting, and tracking permit packages through approval — not just managing the process from a distance
- • Background as an active or former plans examiner, permit engineer, architect of record, or homebuilder with direct accountability for permit outcomes
- • Deep, current knowledge of permitting procedures, building codes, departmental workflows, local amendments, and unwritten practices in at least one of: Florida, Texas, or California
- • Ability to provide candid, specific feedback on AI-generated outputs using real examples from both approved and rejected permit submissions
- • Willingness to share detailed examples of permit applications (both successful and unsuccessful) to inform product improvement
