📋 Description

• • Prepare accurate quantity takeoffs and cost estimates for commercial painting projects, including interior and exterior scopes for large multifamily apartment complexes and other commercial developments.
• • Review architectural drawings, specifications, and bid documents to develop complete and competitive estimates for U.S.-based construction projects.
• • Utilize industry-standard estimating software such as Bluebeam and Revit to perform detailed takeoffs and cost calculations.
• • Respond to Requests for Information (RFIs) and Scope Change Items (SCIs) during the bidding process to ensure estimate accuracy and completeness.
• • Manage multiple active bids simultaneously while adhering to strict deadlines and maintaining high levels of estimation precision.
• • Identify potential risks, scope gaps, and ambiguities in project documentation and flag them for clarification prior to bid submission.
• • Collaborate with internal stakeholders to ensure all project requirements are reflected in proposals and that bids are fully aligned with client expectations.
• • Apply expert knowledge of commercial painting methods, materials, labor production rates, and industry standards to develop realistic and competitive cost models.
• • Work independently within a remote team structure to support large-scale multifamily residential and commercial painting projects across the United States.
• • Maintain organized records of estimate assumptions, sources, and revisions for auditability and future reference.
• • Ensure all estimates comply with project-specific bid requirements and industry best practices for commercial construction estimating.
• • Communicate clearly and professionally in written and verbal English to respond to client inquiries, clarify scope items, and support the sales team during bid reviews.
• • Adapt to evolving project scopes and documentation changes throughout the estimating cycle without compromising accuracy or timeliness.
• • Contribute to continuous improvement of estimating processes by identifying inefficiencies and recommending software or procedural enhancements.
• • Work Monday through Friday, 9 AM to 5 PM US Pacific Time, in alignment with U.S. project timelines and client communication needs.
