- • The Mortgage Assistance Processor plays a pivotal role within Valon's dedicated Mortgage Assistance team. This team is comprised of highly organized and empathetic professionals committed to providing exceptional customer service to homeowners experiencing financial hardship that affects their ability to meet their monthly mortgage obligations. As a Processor, you will take full ownership of homeowner cases, offering crucial support and education on various available mortgage assistance programs. Your guidance will be instrumental in navigating homeowners through the entire process, with the ultimate goal of preventing foreclosure and preserving homeownership.
- • Reporting directly to the Underwriting Supervisor/Manager, you will be responsible for delivering best-in-class customer service to both homeowners and internal stakeholders, directly contributing to Valon’s strategic objectives. The core of your role involves collaborating with underwriters to identify and implement the most suitable workout options for homeowners within Valon's servicing portfolio, thereby strengthening both homeowner and investor relationships.
- • Key responsibilities include the meticulous review of mortgage assistance applications, managing a caseload from initial application through to final modification. You will act as a subject matter expert, possessing a foundational understanding of mortgage servicing to effectively support the Underwriting team. A proactive approach to identifying process improvements and the ability to efficiently manage multiple concurrent tasks in a high-volume operational environment are essential.
- • You will be tasked with reviewing customer documentation within a strict 5-business-day timeframe to ensure completeness of Mortgage Assistance Applications. This includes ordering and critically evaluating BPOs, AVMs, and appraisals as necessary. A crucial part of the role involves accurately calculating income, expenses, and escrow advances, strictly adhering to departmental and investor/insurer/client guidelines. Maintaining precise and timely updates to system notes and template steps to accurately reflect the current status of each file is paramount.
- • The role also entails ordering and reviewing title searches when applicable. You will be responsible for reviewing and implementing various loss mitigation solutions, including payment deferrals, loan modifications, forbearances, repayment plans, short sales, and deeds in lieu, all in strict accordance with investor, client, and insurer guidelines. For short sale scenarios, you will meticulously review marketing strategies, listing history, and offer activity.
- • You will manage counter offers in line with departmental procedures and investor/insurer/client guidelines. Furthermore, you will prepare and dispatch essential documents such as trial period documents, payment deferral agreements, forbearance plan documents, repayment plan agreements, short sale approvals, closing letters, and decline letters as required.
- • Effective communication is key; you will proactively contact homeowners and real estate agents to provide regular status updates on their files. Handling all written and verbal correspondence with homeowners, clients, investors, insurers, subordinate lien holders, real estate agents, consumer credit counseling services, and foreclosure attorneys with the utmost professionalism is a core function.
- • Ensuring compliance is critical; you will complete the 2nd Look/QA process to guarantee adherence to investor/insurer/client guidelines. You will also collaborate closely with vendors to oversee the generation and compliance of documentation for modifications, short sales, and deeds in lieu of foreclosure.

🎯 Requirements
- • High school diploma, GED, or equivalent secondary education certification required.
- • 2 years of Collections, Loss Mitigation, or other mortgage banking, mortgage servicing, or real estate-related experience.
- • 2 years of mortgage loan origination/modification experience.
- • 2 years of telephone customer contact experience.
- • Knowledge of FHA, VA, Fannie Mae, and Freddie Mac guidelines and automated underwriting systems.
- • Ability to critically examine credit, income, assets, title, and appraisals for adherence to company, investor, and GSE underwriting guidelines.
- • Knowledge of Fair Debt Collection Protection Act.
- • Ability to work independently in a fast-paced environment as well as part of a team and focus on results.
- • Ability to learn rules, regulations, and laws in order to meet state, investor, client, and insurer guidelines.
- • Ability to structure a workout that serves the best interests of the homeowner/investor/insurer/client.
- • The ability to apply general rules to specific problems to produce answers that make sense, and the ability to combine pieces of information to form general rules or conclusions.
- • Ability to work independently while ensuring optimal decision-making and rapid problem resolution.
- • Experience with FHA, VA, USDA, FNMA, and FHLMC guidelines and automated underwriting systems (Ideal Background).
- • 5+ years of mortgage/modification underwriting experience (Ideal Background).
- • 2+ years of Manual Underwriting experience (Ideal Background).
- • 3-5 years of processing and/or closing experience (Ideal Background).
- • Understanding of mortgage industry federal regulations, including RESPA, TILA, ECOA, TRID, CFPB, etc. (Ideal Background).
- • Strong communicator with excellent writing skills (Ideal Background).
- • High integrity with strong ethical values (Ideal Background).
- • Team player with the ability to work effectively with a variety of team members (Ideal Background).
