- • As a National Purchase Specialist at Newrez LLC, you will be the linchpin in ensuring the seamless execution of residential mortgage purchase transactions across the nation. Your primary mission will be to exceed the expectations of our borrowers and business partners by championing superior service, simplifying processes, and fostering effective communication throughout the entire transaction lifecycle.
- • You will be entrusted with the critical responsibility of coordinating and processing national real estate purchase transactions, from the initial receipt of the purchase contract all the way through to the final closing and post-closing activities. This involves a meticulous review of all purchase contracts to ensure accuracy and compliance, diligent management of client website requirements, and the precise preparation of settlement statements for both closer and lender review.
- • A key aspect of your role will be assembling complete and accurate closing packages, ensuring all necessary documentation is present and correctly formatted. You will also play a vital role in assisting with the scheduling of closing times, coordinating with all relevant parties to find mutually agreeable arrangements.
- • In this dynamic position, you will serve as a primary point of contact for a diverse range of stakeholders, including attorneys, vendors, realtors, asset companies, and internal Newrez teams. Your ability to maintain clear, consistent, and professional communication will be paramount in ensuring title clearance, strict adherence to contract timelines, and the accurate approval of Closing Disclosure (CD) / HUD settlement statements.
- • This role demands an exceptional level of attention to detail, robust communication skills, and the proven ability to manage a high volume of diverse transactions simultaneously within a fast-paced, deadline-driven environment. You will be instrumental in upholding Newrez's commitment to delivering a superior mortgage experience.
- • Transaction Coordination & Processing:
- • Orchestrate the smooth progression of conventional and cash purchase transactions on a national scale, ensuring a consistent and high-quality experience for all parties involved.
- • Meticulously process all incoming purchase contracts, including the critical tracking and timely receipt of earnest money deposits, setting the financial foundation for each transaction.
- • Guarantee that all contract and transaction data is entered with utmost accuracy into our internal systems, providing a reliable source of information for all stakeholders.
- • Proactively monitor and diligently adhere to all contract timelines, ensuring compliance and mitigating risks throughout the entire transaction lifecycle.
- • Title & Closing Preparation:
- • Initiate and order necessary title searches and appropriate certificates, laying the groundwork for clear title.
- • Distribute settlement notices and all required documentation promptly to all involved parties, fostering transparency and preparedness.
- • Conduct thorough reviews of title commitments, verifying vesting accuracy and identifying any curative requirements that need to be addressed.
- • Collaborate effectively with internal and external partners to proactively resolve any title issues, ensuring clear title is obtained efficiently.
- • Settlement Statement & Document Management:
- • Prepare accurate Closing Disclosure (CD) / HUD settlement statements, incorporating all required revisions to secure lender approval.
- • Assemble and rigorously quality-control closing packages before their submission to the lender, ensuring completeness and accuracy.
- • Prepare and order all documents essential for the settlement process, ensuring readiness for closing.
- • Coordinate the secure and timely delivery of closing documents to notary closers, facilitating a smooth closing experience.
- • Communication & Collaboration:
- • Maintain consistent and proactive communication with realtors, attorneys, vendors, asset companies, and lenders, building strong professional relationships.
- • Coordinate closing times with customers, working in partnership with scheduling teams to ensure convenience and efficiency.
- • Ensure all parties involved in the transaction receive timely and relevant updates, keeping everyone informed and aligned.
- • Post-Closing Support:
- • Conduct a final, comprehensive review of taxes, premiums, endorsements, vesting, and all checklist items prior to the closing, ensuring all details are finalized.
- • Provide essential support to the post-closing, funding, recording, and policy teams as needed, contributing to the overall success of the transaction.
