- • As a Principal Preconstruction professional based in New York, you will be a pivotal leader within Unispace's innovative design and build delivery model. Your primary focus will be driving the successful acquisition and seamless initiation of complex, high-profile projects across the dynamic New York and East Coast US markets. This is a critical role that demands comprehensive leadership and meticulous management of all preconstruction activities. You will be the linchpin, guiding projects from the initial client engagement and conceptualization phases through to detailed cost planning, rigorous risk assessment, and the crucial handover to our expert delivery teams. Your expertise will be instrumental in translating ambitious client visions into tangible, cost-effective, and fully constructible realities, setting the stage for successful project execution.
- • You will spearhead and oversee the entire preconstruction lifecycle for strategic, high-value opportunities. This involves developing sophisticated and winning bid strategies, meticulously managing tender submissions, and ensuring absolute alignment with client expectations and Unispace's unique capabilities and value proposition. A significant part of your role will be to actively drive client engagement, cultivating and nurturing strong, trust-based relationships throughout the entire pursuit phase, positioning Unispace as the partner of choice.
- • Your responsibilities will encompass preparing highly detailed cost estimates, developing robust budgets, and conducting in-depth financial analyses across all project stages, from initial concept and schematic design through to design development and the final construction documents. You will be a champion for value engineering, proactively identifying and implementing cost optimization strategies without ever compromising the integrity of the design, the quality of the build, or the overall performance and functionality of the final workplace.
- • A key aspect of your role is the proactive identification, thorough assessment, and strategic mitigation of preconstruction-specific risks. This includes anticipating challenges related to site conditions, constructability issues, the procurement of long-lead items, ensuring strict adherence to local building codes and regulatory compliance, and navigating potential market fluctuations. Simultaneously, you will be adept at identifying opportunities to add significant value and enhance the overall project delivery process, turning potential obstacles into advantages.
- • You will foster extensive and effective collaboration with a wide array of internal teams, including Design, Strategy, Project Management, Operations, and Procurement. Furthermore, you will build strong working relationships with external partners such as clients, subcontractors, and consultants, ensuring a seamless flow of critical information, coordinated efforts, and the development of truly integrated solutions from the very inception of each project.
- • Your expertise will extend to the critical review and analysis of commercial terms, precise scope definitions, and complex contractual requirements within both client and subcontractor agreements. You will provide expert advice on commercial viability, strategic risk allocation, and the selection of optimal procurement strategies to safeguard project success and profitability.
- • Maintaining a deep and current understanding of the local market conditions in New York and the broader US is paramount. This includes staying abreast of labor costs, material pricing trends, and the capabilities of the subcontractor network. You will actively engage with the supply chain to secure competitive bids, foster innovation, and ensure the best possible outcomes for our projects.
- • You are expected to continuously refine and optimize preconstruction processes, tools, and methodologies. Your goal will be to enhance efficiency, improve accuracy, and bolster our competitive edge in the market. You will also play a key role in contributing to the development and dissemination of best practices across Unispace's global preconstruction team, sharing knowledge and driving collective improvement.
- • As a Principal, you will provide strong leadership, invaluable guidance, and dedicated mentorship to junior preconstruction team members. Your role is crucial in fostering a culture of excellence, promoting continuous learning, and supporting the professional growth and development of the next generation of preconstruction leaders within Unispace.
- • You will be responsible for preparing clear, concise, and compelling reports for both clients and senior management. These reports will detail project costs, timelines, identified risks, and overall preconstruction progress. Furthermore, you will analyze bid performance and win rates to provide strategic insights that inform and refine future business development strategies.
🎯 Requirements
- • Proven experience (typically 8+ years) in a senior Preconstruction, Estimating, or Quantity Surveying role, with significant experience in the commercial real estate, design & build, or general contracting sectors.
- • Strong understanding of all phases of the design and construction process, with a specific focus on commercial fit-out projects.
- • Exceptional ability in detailed cost estimating, budget management, and value engineering.
- • Demonstrated experience in identifying, assessing, and mitigating construction-related risks during the preconstruction phase.
- • Expertise in reviewing and interpreting complex commercial contracts and technical specifications.
- • Advanced proficiency in relevant estimating software and project management tools.
- • Excellent negotiation, presentation, and communication skills, with the ability to articulate complex technical and financial information clearly to diverse audiences.
- • Strong analytical abilities and meticulous attention to detail.
- • Ability to manage multiple complex pursuits simultaneously in a fast-paced, dynamic international environment.
- • Relevant professional qualification (e.g. RICS, or equivalent qualification) is highly desirable.
