- • Oversee and execute a wide range of commercial construction projects simultaneously, including complex retrofits and large-scale buildouts from 100,000 to 1 million sqft, ensuring accurate definition, adequate staffing, and delivery on time and within budget.
- • Manage the full lifecycle of commercial construction projects from initial design through final handover, driving the growth of OpenAI’s Design and Construction team and shaping its global footprint.
- • Collaborate cross-functionally with internal teams including Real Estate, Corporate Security, IT, and Finance, as well as external stakeholders such as contractors, architects, and consultants.
- • Lead capital budget planning, variance tracking, and financial reporting for all projects, conducting detailed project estimating, budgeting, and financial analysis to ensure fiscal responsibility and efficiency.
- • Engage and actively manage external vendors, including general contractors, to deliver high-quality work while ensuring compliance, cost-effectiveness, and alignment with project goals.
- • Lead vendor management and contract administration, including sourcing, negotiating, and managing agreements to uphold project standards and financial controls.
- • Drive continuous improvement initiatives to evolve design and construction processes, incorporating lessons learned and best practices across projects.
- • Deliver critical project management initiatives and specialty programs such as EBCs (Energy Benchmarking Compliance) and other unique construction efforts.
- • Communicate cost drivers and project status clearly and confidently to non-technical stakeholders and senior executives through written, verbal, and large-group presentations.
- • Maintain accountability across disciplines by building strong relationships with internal teams and external partners, aligning diverse groups toward a unified project vision.
- • Thrive in a high-performance, fast-paced environment requiring constant attention to detail, multi-tasking across multiple priorities, and rapid decision-making under pressure.
- • Travel occasionally to project sites outside of San Francisco to monitor progress, conduct site inspections, and ensure alignment with design and operational standards.
- • Operate under a hybrid work model requiring three days per week in the San Francisco office.
🎯 Requirements
- • 5+ years of experience delivering commercial interiors and workplace environments, including tenant improvement (TI) projects ranging from small flex spaces to large-scale or multi-building campus buildouts (100,000–1 million sqft).
- • Background in architecture, interior design, or construction project management with direct experience managing TI projects in hyper-scaling tech companies.
- • Proven track record of leading multiple concurrent projects across geographies, delivering on time, within budget, and to a high design standard.
- • Deep expertise in construction budgeting, forecasting, and financial analysis with ability to communicate cost drivers to non-technical stakeholders.
- • Demonstrated experience in vendor management, contract administration, sourcing, negotiating, and managing agreements with GCs and consultants.
- • Exceptional communication skills in written, verbal, and executive presentation settings with ability to align diverse teams and drive accountability.
