To achieve this ambitious goal, we are seeking a highly skilled and experienced Senior ROW Agent to join our growing development team in Salt Lake City, Utah.
  • As a Senior ROW Agent, you will play a critical role in securing the necessary site control for all our greenfield prospecting, exploration, and development activities. Your primary focus will be on acquiring rights-of-way for essential transmission lines, which are crucial for bringing our innovative geothermal projects online. This role demands an expert negotiator who can effectively engage with landowners to secure access for our field operations and exploration teams, ensuring seamless progress in our project development.
  • You will be instrumental in collaborating with diverse, cross-disciplinary teams within Zanskar, including land, legal, engineering, and environmental departments. This collaboration is vital to ensure that we acquire the necessary land rights at market-competitive prices and on a timely basis, minimizing project delays and cost overruns. Your ability to navigate complex negotiations and maintain strong working relationships will be key to our success.
  • A significant aspect of your role will involve initiating and fostering mutually beneficial relationships with all our landowners and partners. Building trust and maintaining a reputation for honest dealings and face-to-face engagement are paramount in this position. Your success will be measured by your ability to secure access to critical prospects in a timely fashion, within budget, and with the full agreement of all land and regulatory stakeholders.
  • This position requires a proactive and self-starting individual with excellent time management and travel planning skills. You will be expected to manage your schedule efficiently, often involving travel to remote locations. Resilience and the ability to work independently in these environments are essential qualities.
  • Your responsibilities will include, but are not limited to:
  • Leading negotiations with private landowners and public entities to acquire rights-of-way for transmission lines, access roads, and other necessary infrastructure.
  • Conducting thorough due diligence, including title research, ownership verification, and review of legal and lease agreements.
  • Preparing and presenting proposals, agreements, and other documentation to landowners and stakeholders.
  • Collaborating with internal legal counsel to draft and finalize acquisition documents.
  • Maintaining accurate and up-to-date records of all land acquisition activities, negotiations, and agreements.
  • Building and nurturing strong, long-term relationships with landowners, community members, and government officials.
  • Identifying and resolving potential conflicts or issues that may arise during the acquisition process.
  • Ensuring compliance with all applicable federal, state, and local land use regulations.
  • Providing support and expertise to project development teams throughout the project lifecycle.
  • Staying abreast of industry best practices and emerging trends in land acquisition and right-of-way management.
  • Contributing to the development and refinement of Zanskar's land acquisition strategies and policies.
  • Effectively communicating project needs and timelines to all relevant parties.
  • Representing Zanskar Geothermal & Minerals Inc. professionally and ethically in all interactions.
  • Traveling up to 50% of the time to remote areas to conduct negotiations and site visits.
  • The ideal candidate will possess a deep understanding of chain of title, surface rights, and the intricacies of land valuation. You should be adept at working with ownership reports, legal and lease agreements, and other critical ownership or regulatory documents. Your proven negotiation experience, coupled with strong interpersonal, written, and verbal communication skills, will enable you to effectively advocate for Zanskar's interests while ensuring fair and equitable agreements for all parties involved.

🎯 Requirements

  • 5+ years of experience in right-of-way acquisition, title research, due diligence, land valuation, contract negotiations, project support, and/or community engagement within the oil and gas, minerals, utilities, or renewable energy sectors.
  • Proven experience negotiating land deals with private landowners for resource exploration, development, and/or operation phases, with a strong emphasis on transmission or pipeline right-of-way.
  • Demonstrated experience working with both public and private lands, including familiarity with federal and public land processes, particularly in the Rockies region.
  • Strong understanding of Chain of Title, Surface Rights, ownership reports, legal and lease agreements, and other ownership or regulatory documents.
  • Excellent interpersonal, written, and verbal communication skills, with a proven track record of building key relationships with private landowners based on reputation, honest dealings, and face-to-face engagement.
  • Self-starter with excellent time management and travel planning skills, and resilience to work independently in remote locations.
  • Willingness to travel up to 50% of the time to remote areas.
